If you have been hoping Clarksville would land an In-N-Out Burger, the wait may finally be coming to an end.

Plans have been submitted for the California-based burger chain to build its first Clarksville location near Interstate 24’s Exit 4. And In-N-Out is not the only addition to our local food scene. New breakfast, coffee, Korean food, bakery, burger and dessert options are also opening or in development across Clarksville.

Here is what we know so far as of August 2026.

Where Will the Clarksville In-N-Out Burger Be Located?

The proposed In-N-Out Burger would be built at 3095 Wilma Rudolph Boulevard, between Holiday Drive and I-24’s Exit 4. The site is currently occupied by a Quality Inn, which would be demolished to make room for the new restaurant.

Plans submitted to the Clarksville-Montgomery County Regional Planning Commission show a 3,890-square-foot restaurant with a drive-thru canopy. The proposal also includes 72 regular parking spaces and three accessible spaces—more than the 55 spaces required in the plan.

This location makes sense for a restaurant expected to attract a crowd. Exit 4 is one of Clarksville’s busiest commercial areas, with convenient interstate access and a large concentration of hotels, shops and restaurants along Wilma Rudolph Boulevard.

When Will In-N-Out Open in Clarksville?

An official opening date has not been announced.

The project is still in the planning stage, so Clarksville residents should expect additional reviews, approvals, demolition and construction before opening day. In other words, the location is planned, but it is not ready to start serving burgers just yet.

I will update this post when In-N-Out or local officials release a construction schedule or opening date.

What Will Be on the Menu?

In-N-Out is known for keeping its menu simple: hamburgers, cheeseburgers, Double-Doubles, hand-cut fries and shakes. The company says its beef is fresh rather than frozen, and its produce and potatoes are prepared in-store.

Fans can also order from the chain’s “not-so-secret” menu. Popular options include Animal Style burgers and fries, Protein Style burgers wrapped in lettuce, grilled cheese and larger burgers with additional patties and cheese.

Clarksville will be part of In-N-Out’s ongoing Tennessee expansion, which began with the company’s first restaurants in the state opening in 2025.

First Watch Is Under Construction Near Exit 4

In-N-Out is not the only major restaurant development on Wilma Rudolph Boulevard.

First Watch is under construction at 3083 Wilma Rudolph Boulevard, where it is replacing the former Shoney’s near Exit 4. This will be the daytime dining chain’s first Clarksville location.

First Watch specializes in breakfast, brunch and lunch, with menu items such as avocado toast, omelets, pancakes, breakfast tacos, sandwiches, salads, fresh juices and coffee. An opening date had not been announced at the time of this update, but construction is underway.

New Food and Coffee Options Coming Near Exit 8

The Exit 8 and Rossview area continues to add more conveniences as residential growth expands east of I-24.

Several food businesses are planned for 1243 Rossview Plaza, including:

  • Mugsy’s Coffee Company: The veteran-owned Clarksville coffee business is planning its third local shop.

  • Ireh K Food: Signage indicates the restaurant will offer Korean food, including banchan, along with catering.

  • Chillville Bakery & Boba: A new bakery and boba concept advertising in the Rossview Road area.

These additions are especially notable for residents near Rossview Road, Dunbar Cave Road and the neighborhoods east of Exit 8, where demand for nearby dining and retail has grown along with the number of homes.

Roni’s Mac Bar Is Planned for Downtown Clarksville

Roni’s Mac Bar has announced plans for a location at 136 Franklin Street, Suite 100, at the corner of Franklin and Second streets.

The fast-casual restaurant is known for customizable macaroni and cheese bowls. Customers choose their cheese sauce, protein and toppings to create their own combination. The downtown location was announced by local franchisees, although an opening date had not been confirmed at the time of this update.

Kinlea’s Cheesecakes Is Now Open on Franklin Street

Downtown Clarksville also recently welcomed Kinlea’s Cheesecakes at 125 Franklin Street.

Despite the name, the menu is not limited to dessert. Kinlea’s serves a variety of cheesecakes along with stuffed burgers, giving visitors another locally owned place to try before an arena event, downtown festival or night out.

Chi-Town Hot Dogs Has Reopened

After a five-year closure, longtime Clarksville favorite Chi-Town Hot Dogs reopened in August 2026. The reopening drew long lines and plenty of excitement from residents who remembered the restaurant from its earlier years.

For longtime locals, this is less of a “new restaurant” and more of a welcome comeback.

What These Restaurant Developments Say About Clarksville’s Growth

A new restaurant does not determine home values by itself, but the pattern of investment is worth watching.

National brands typically study traffic, household growth, income, visibility and future demand before committing to a new location. At the same time, local businesses tend to expand where they see underserved neighborhoods and a growing customer base.

Clarksville’s newest restaurant activity reflects several larger trends:

  • Exit 4 remains the city’s primary commercial corridor, especially for national brands and interstate travelers.

  • Exit 8 is gaining more neighborhood-focused dining and services as Rossview and east Clarksville continue to grow.

  • Downtown Clarksville is becoming a stronger entertainment and dining destination, supported by F&M Bank Arena, Franklin Street businesses and ongoing redevelopment.

  • Fort Campbell Boulevard continues to attract familiar fast-food concepts, including the return of Checkers in April 2026.

For people considering a move to Clarksville, these developments mean more dining choices and everyday conveniences across several parts of town—not only along Wilma Rudolph Boulevard.
